TERMS & CONDITIONS

VIEWINGS

Viewings can be arranged at a mutually agreed time, normally between the hours of 10am and 8pm. We normally require 24 hrs notice to arrange viewing unless the property is unoccupied.

RESERVING A PROPERTY 

A reservation fee of £100 is required to reserve a property. This is held until references are checked and is deducted from monies due on entry. The fee is non refundable if the tenant decides not to proceed with the tenancy, fails referencing or is unable to provide a guarantor (if required)

REFERENCING

Once a reservation fee is received references are checked. A present employer reference, a landlord reference and in some circumstances eg (for students) a guarantor is required.

AGREEMENT TO RENT

We will confirm our agreement to rent to you in writing once satisfactory references are received.

CONTRACT

Contracts are Shorthold Tenancy Agreements specific to Residential letting. The length of the contract is negotiable. Short lets and holiday lets are available at some of our properties.

RENT

Rent is payable monthly in advance. Lets of three months duration or less require full payment to be made in advance. Rent is exclusive of utilities, council tax and water charges unless otherwise stated in the contract. We do offer inclusive rates on our letting rooms. Late rent payment is unacceptable without prior arrangement.

METHOD OF PAYMENT

Rent can be paid in cash, by cheque or direct debit into our account. The method must be agreed before the tenancy commences. No keys are issued until the first month rent and security deposit have cleared our bank account.

SECURITY DEPOSIT / BOND

A security Deposit / Bond equivalent to one month rent is held in a government approved scheme (The Deposit Protection Service www.depositprotection.com) for the term of the tenancy to cover damage, breakages and other tenant liabilities under the tenancy agreement.

ADMINISTRATION

We do not charge any fees to set up your tenancy or to renew an existing tenancy.

RESTRICTIONS

I am afraid we can not accept you as a tenant if you smoke, have a pet or are a DSS claimant.      

INSURANCE

Our properties and landlord contents are fully insured however the tenant is responsible for insuring their own personal belongings.

INVENTORY

At the start of the tenancy the tenant is provided with a full property inventory of all removable items within the property to agree.

INSPECTIONS

We will carry out inspections of the property quarterly. You will be given at least 24 hours notice of this.
